House rules and responsibilities: • To occupy the property as your main home. • To pay your rent in full and on time. • To pay other charges as agreed, eg electricity, Internet, TV license, etc. • To provide on time information if you are having difficulty paying the rent. • Not to cause damage to the property, fixtures, fittings or furniture and not to allow members of your household or visitors to do so. • To read and comply with your agreement as regards its policies on smoking in the property, keeping pets etc. • To report promptly the need for any repairs. • Not to cause disturbance, nuisance or annoyance to neighbours and not to allow your visitors to do so. • To allow access to the property to inspect it or carry out repairs after giving sufficient notice. • To give a 1 months’ or 4 weeks’ written notice when you wish to end the lodger agreement after the 6 months minimum stay is over. • To maintain any communal areas if the maintenance is not included in your rent. • To put out bins and recycling boxes for collection.

You would have a separate lodger agreement, which means even if someone moves out, you are not responsible for the whole rent.

To be consider, you need to provide two references - one personal reference from a friend/ family member/ colleague and one professional reference from your current landlord, but if not applicable in your case, then provide a reference from your current employer instead. If you do not have a current employer then provide two personal references instead.
