INTRO: This is a new, purpose built 2 double bedroom luxury apartment in central Lewes.
AREA: We are in a very quiet and safe part of the town but in very close proximity to amenities such as: -the tasteful independent high street shops and restaurants, -Lewes central bus station -the train station and -3 major supermarkets (for more information about travel links etc please see the section below "Getting around")
BEDROOM 1: My guests shall be sleeping in the large comfortable Master bedroom (3.35m x 2.83m). It features a central ceiling light fitting and double glazed window overlooking the side of the property. Built-in wardrobe offering hanging and shelving space as well as plenty of plug sockets for all your electronic devices. I also have BT’s fibre optic superfast unlimited broadband with download speeds averaging 70 Mb/second! This is more than enough for streaming HD movies on multiple devices at the same time.
KITCHEN: Modern spacious contemporary fitted kitchen comprising roll edge wooden work surface with inset one and half bowl sink with drainer incorporating a range of base and eye level cabinets and drawers. Integrated appliances including fridge freezer, dishwasher, stainless steel oven and inset 4-ring gas burner hob with cooker hood above. Double glazed window overlooking the front of the property. Top of the range large 30 capacity litre Russell Hobbs Microwave features a stylish and modern design with a mirrored door finish combining microwave cooking with grill power and convection oven enabling you to cook a variety of dishes with just one appliance (you can heat, roast, crisp and brown. Ideal for cooking lasagnes, pizzas, baked potatoes and cottage pies). (Yes, I am the type of person that will describe my microwave to you in detail! Haha)
LIVING ROOM: Large spacious 6.43m x 5.79m (21' 1" x 19') Continuation of Kitchen. Central ceiling light fitting, wood effect flooring and wall mounted radiator. Also contains with a 60 inch HD plasma TV perfect for watching movies from your laptop, tough sturdy coffee table and comfortable leather beige designer sofas from John Lewis. Please note, I do live here and you will find some discrete cardboard boxes containing some of my belongings - kindly leave them where you find them.
UTILITY ROOM: Packed with everything you’ll need and more! This includes a washing machine and dryer (2 in 1), washing tablets and fabric softener included, a vacuum cleaner.
BATHROOM: Clean toilet fully stocked in case you have forgotten anything e. g. body lotion, toothpaste and shampoo. 10/10: Fantastic high powered stand up shower which is very very relaxing.
PARKING: Single floor private, sheltered parking available directly under flat complex thus protected from rain, sleet and snow. Very safe, wall behind/beside parking space thus well shielded. Max height 2.2 metres. When you making a booking, please send me your car registration number and I’ll register your car to park in the allocated space for the duration of your stay. This is of course included in the price.
ENVIRONMENT: this building is very energy efficient with an energy rating of B and very low CO2 emissions. Therefore, if you stay with me you’ll be saving the environment too…
NEGATIVES: In the interest of transparency, I thought I would be remiss if I didn’t mention the negatives about my flat. There is no formal dining table, just a coffee table and in the kitchen is a cardboard box containing some old things. It is out of the way and would probably go unnoticed.
GETTING AROUND: CAR: You can drive around Lewes but it can be quite busy at rush hour (weekdays 17:00-18:30); there is sheltered and secure parking available (please send me your car registration number and I’ll sort out your permit for you);
WALK: Almost everything you’ll likely need in Lewes is walking distance from the flat eg the high street shops (10 minutes walk), restaurants (around 10 minutes walk), bank (10 minutes walk), supermarkets (Tesco and Aldi are 5 minutes walk, whereas, Waitrose is slightly further at 10 minutes walk); the nearest bus stop is 1 minute walk; the train station is 15 minutes walk; the bus station is less than 10 minutes walk.
BUS: There is a frequent and regular bus service and the nearest bus stop is 1 minute walk away; Lewes central bus station is less than 10 minutes walk from where you can access all the surrounding towns.
TRAIN: The train station is 15 minutes walk which can take you to Brighton (10 minute journey), Eastbourne, Newhaven and London.
IDEAL TENANT: single, non-smoking, no pets, professional/student.
RULES: No smoking, Not suitable for pets, No parties or events There following activities are strictly prohibited and are not allowed under any circumstances: no smoking, no drinking alcohol, no recreational drugs, no illegal activity, no non-paying guests, no red meat eg pork or bacon. In addition to the above kindly be respectful to my newly build flat and do NOT wear any shoes inside (house slippers are provided). Please do not use the hob. You are welcome to use the microwave, grill and kettle though. Finally, please also be quiet at night and respectful of the neighbours.
