Sorry, but no students, night shift workers, part-timers, working from home during the week, couples/sharing or DSS/unemployed. The room is available immediately and just 20 minutes walk to Brighton train station. Five minutes walk from the flat and you are on the beach and that includes the stairs or the lift (yep, we have a lift from Marine Parade down to Madeira Drive, but its the best kept secret in Kemptown….). £600 PCM inclusive of all bills and that includes everything except your own food, drink and toiletries. No other extra payments. I even supply laundry liquid/softener

Kitchen is partially separated from the lounge/diner and has all mod cons including large fridge/freezer, microwave, fan oven/grill, gas hob, coffee machine, brand new washing machine with fast-wash modes and a tumble drier. Gas central heating from a new modern boiler with hot water on demand. The bathroom is amazing, with a large jacuzzi bath, forest shower and separate standard shower head. It has a powerful hi-fi system that has a radio, CD player and USB port for plug in music, plus a phone charger, multi-coloured mood lights, dimmer main lights, under floor heating and heated towel rail. All rooms in the home have dimmer lights to help create that perfect ambience and relaxing environment

LOCATION (Location….location…): This home is less than 100 meters from St Georges Road and all the shops and services there, including Lloyds Bank, 3 ATM cash machines, post office, dry cleaners, launderette, every takeaway you can think of, butchers, fishmongers, greengrocers/health foods shop, Co-Op (stinking expensive, but some of the deals are good), late licence off licences/store (The Boozy Cow is open until 3am at weekends), greeting cards shop, hairdressers, barbers, restaurants, coffee shops, hardware shop, bakers, breakfast bar/deli, charity shops, clothes shops, pubs and bars! And very close to several bus stop routes, going into Brighton City Center, Brighton train station and National Express coach services leaving the city to London Victoria - we got it all going on here!

Lidl is ten minutes walk away, (I go there most nights by car so you are welcome to cadge a lift). Morrisons and Sainsbury´s on St James Street are a 15 minute walk away and ASDA is 15 minutes walk on Brighton Marina

BORING FACTS: Brighton College is 1 minute walk and The Royal Sussex Hospital is less than 3 minutes walk. On road parking in 'H' permit zone, which is the biggest zone. Permits are available with no waiting list!
