Hi, thanks for looking. I'm looking for a new flatmate as my current flatmate is moving in with her boyfriend so need to find someone to take her room. It's available now and the sooner you can move in the better. The current lease lasts until 4 July 2011, but I would prefer someone who's prepared to extend the contract. You should be a professional who enjoys the peaceful moments at home and some friendly chats over wines, but doesn’t' hold parties every weekend. No couples please.

The Room:
- A huge double bedroom (4.5 x 5m) in a two bed ground floor flat.
- High ceiling, big windows – spacious and bright
- Comes with one double bed, 2 big wardrobes, 2 chests of drawers, a book shelf, a desk and a sofa – loads of storage space, and the room still looks spacious!

The Flat:
- The landlord does not live in the flat
- Big bathroom with toilet and power shower
- Fully fitted kitchen
- Loads of storage space – above the hallway and in the shed

- Big living room with TV, looking onto the massive garden

The Flatmate:

- In the Borough of Wandsworth which has the cheapest council tax in the UK
- Excellent transport links: situated between Balham and Tooting Bec tube stations on Northern Line (only 2 mins walk to Tooting Bec).
- 6 mins walk to Balham Railway station which has frequent trains to Clapham Junction and Victoria
- Many buses serving Wandsworth, Tooting, Clapham, Chelsea, Brixton, Streatham etc

Amenities:
- Many supermarkets nearby: Tesco with cash machines opens 24 hours daily (super handy! Only 1 min on foot); Lidl 3 mins walk; Sainsbury's and Waitrose are both 10 mins walk.
- Many restaurants, bars, pubs and a cinema! all within 10 mins walk.
- Gyms: Fitness First 1 mins walk and Balham Leisure Centre (has a swimming pool and steam room) 6 mins walk.
