I am having to move to Wales due for work at the beginning of January. The flat is available from now until end of July/ early August time, but possibly longer depending upon work and if I return to Leamington.

The flat is located at Richmond Court, off Willes Road and St Mary's Road. A newsagent is 10 seconds walk from the flat, and town is only a 10 minute walk through Jephson Gardens. The flat is very spacious for two, with large lounge, dinning area, kitchen, bathroom (shower and bath) and a good sized double bedroom. It is warm so cheap to heat (we've only had the heating on a few times this year). It was also re-decorated in August when I first moved in (see photos). The flat is fully furnished to a good standard. For those with a car, there is a garage out the back of the flats, and loads of parking on a safe street behind the flats.

Jon is the other housemate. He is a phase 2 medical student, so he'll be doing working hours at the hospitals (not like a normal student) 9-5 in the week. He's very easy to get on with and has no preference for age or male/female flatmate etc. Doesn't mind whether student or professional (professionals should be aware that as he is still a student, he is exempt from council tax, but they would be eligible for a discount as a sole person paying) We were both clean and tidy, so would be looking for someone similar. Someone who can respect that Jon may need to study some evenings but also willing to socialise and hang out with in the flat and out.

Rent is £312.50/m, and broadband is already set up which is an extra £10 a month. Deposit will be 1 months rent and is held in a deposit protection scheme. no agency fees or anything else and the landlady is lovely and we get on with her very well. A reference will be required FYI.
