My current flatmate has decided to go travelling for a bit, so I'm hoping to find someone able to take on his half of the lease.

The flat is located centrally, about 5 minutes walk from Haymarket station, and within easy reach of major bus routes along Dalry Rd, W Coates Rd, W Approach Rd, and Dundee St. The street we're on is away from the main road, with parking and bike sheds available to residents in a courtyard out the back of the building.

Literally around the corner there's a Sommerfield and a Lidl supermarket, and for entertainment there are a good selection of bars/restaurants locally, as well as the Fountain bridge complex 5 minutes walk away, where's there's a cinema, bowling ally, casino, and gym.

The room is furnished with a double bed, 2 bedside tables with drawers, and has a large built in wardrobe. The flat has a spacious living room, modern bathroom (which is slightly bigger than the photo suggests), and kitchen equipped with all mod cons. It's also equipped with wireless broadband and cable TV. We have GCH and with it being a modern build, it's extremely easy to keep warm throughout the year.

The rent is £340 per month, with an initial £400 deposit. Council tax and other bills are not included in the rent and are split equally between the two of us, which normally works out at £130 each. The lease is signed for an initial 6 months, with a 2 month rolling agreement in place after that.

You would be sharing with a laid back young male professional, and ideally the flat would suit another young professional, male or female.

Because of council tax please note it is not suitable for students, and I'd also prefer not to share with a couple.
