There is a large (26ft) attic room in our very old cottage. It has private loo and sink. 2 beds or 1 huge double (and another one single). There's nothing here but sheep so you need to make your own entertainment or pop into town. There's a telephone connection in attic and of course we're on broadband.

Sorry, can only let for short periods so I want students not a lodger. I can have no more than two students at a time. You cannot have visitors stay overnight re subletting /insurance rules, but of course you can have visitors! There are B&Bs close by.

Downstairs only one bathroom with shower over bath and a lock on the door! Three living rooms. Out of tune piano, electric organ and electric guitar (and an Egyptian hedgehog).

It's three miles North of Carlisle and there's a half hourly bus service to Carlisle, bus stop close by.

My son (20) in room downstairs attends Cumbria University, Brampton Road campus. I work 4 days a week.

We have dogs, you do not need to entangle with, but they do bark to say postman or visitors have arrived.

If you want a safe retreat, this is it. Though the A7 traffic must be respected when crossing road!

Beamed ceilings and wood burner if you like that sort of thing.

Please think rural (mud etc!). If you want pristine clean and new that's not us. I
