Looking for 1 bedroom part furnished flat for ~ £400 a month

Hi I'm looking for a 1/2 bed property to rent in the newcastle area must accept dss as I'm not working at the present time any areas considered, I can plaster and tile etc so if the property needed renovating perhaps we can come to some arrangement instead of paying a large deposit please give me a ring if anyone has an empty property that youd like to fill thanks.
