Writing your room to let advert


In this section we’ll give you a little advice on getting your advert noticed, the advert needs to give the potential tenants a good initial insight into the room and the property, creating a simple description that says “got three rooms available,2 singles, 1 double near Liverpool city centre” won’t get the required effect your after and you’ll find a load of potential tenants passing your advert by. So giving good information at this point and being enthusiastic about what your offering will get you the best calibre of tenants viewing your property. Below is a list to give you a head start on maybe what to mention and add and if your still stuck for inspiration see the demo advert below or check out your rivals ad’s.

Size of the room?

Is it spacious or is it a small easy to maintain room?

What’s in the room?

Is it furnished, what’s the bed size?

About the local area?

Do you live in a nice area, is there stuff to do?

About the property?

A Flat or House, Is it spacious, has it got a communal room?

Is the property owner occupied?

Are you a live in landlord or not?

Who currently lives there and what do they do for a living?

What are the current housemates like, do they work, what do they do?

What are you close to i.e. University, shops, town etc?

What selling points are there?

Are you near bus routes, near the train station etc?

Is commuting easy?

Do you have any pets? if so what?

Maybe you don’t have to mention molly the goldfish, but definitely mention any other pets?

Is it a sociable fun house?

Do you like to chat, or maybe want to go for a drink with your future flatmates?

Facilities on offer?

En-suite bathroom, washing machines, housekeeper?

Do you like the odd party?

Would you mind the odd party?

What kind of house mate are you looking for?

Someone the same age as you or the same interests etc?

Target your market

If most people renting rooms in your area are students then make your advert appeal to them, show them the benefits i.e. local college or Uni.

Do you like a clean and tidy household?

Do you mind the odd plate or are you looking for really tidy?

Update your ad

If you think of something else you missed out on your advert, then change it, this will also bring you back to the top of the listings again.

Add photos and video

Adding photos and videos will give tenants a massive insight if the property is right for them and will ultimately get your rooms rented faster, remember to tidy up and de-clutter first.

Hello I’m Jamie I live on my own and looking for some cool girls to rent 2 spare rooms I have available, one is a small but cosy double and the other is a good sized single. I’m currently working at Tesco “well it pays the bills” the house is great got a washer dryer, cooker and the rest of the facilities you need in a kitchen even a George foreman grill, cosy front room. I live right near town so got local shops and takeaways nearby, the local supermarket is 10 min’s drive away ,there is also a nice park nearby. Would like someone who likes to chat at night and maybe the odd night out, don’t mind the odd plate in the sink but not too relaxed, I have added some pictures of me and the house and Scampy my puppy, if you like the sound of me and the house or want me to answer any other questions give me a call.
